Ryan Oliver – Partner, Consultant, Trainer
Ryan Oliver has more than twelve years of experience in the real-estate industry and has played a key role in the underwriting, structuring and acquiring of over $850 million in real-estate assets. On behalf of his previous employers and clients, he invested over $250 million in development and acquisition of office, industrial, mixed-use, retail, multi-family and residential equity. Ryan also has worked closely with company executives to underwrite and structure complex real-estate transactions of joint-venture equity, mezzanine debt, bonds, tax credits and other non-conventional financing sources.
As president of Dividend Realty Group, LLC (DRG), an international real-estate training and consulting firm, Ryan has provided consulting services to companies such as CB Richard Ellis, Jones Lang LaSalle, Harvest Capital, The Link REIT, IndoChina Land, Vina Capital and Brunei Investment Agency.
Ryan holds a bachelor’s degree in business finance from Brigham Young University (BYU) and an master’s degree in real estate from the University of Denver. He also served as adjunct professor at the University of Denver, where he taught the Argus real-estate finance course to both undergraduate and graduate students.
He is a licensed real-estate agent in California and is an active member of NAIOP. Ryan resides in Parker, Colorado with his wife and five children.
Chris Lee – Partner, Consultant
Chris is responsible for the operation and finance of Dividend Realty Group Hong Kong. Prior to joining DRG, Chris was an associate at a leading private-equity real-estate firm in Greater China, where he also was responsible for deal screening and the operation and finance of several Greater-China projects.
In addition, Chris has received global market exposure and assurance training from BNP Baripas Fortis Bank and Deloitte, while specializing in the commodities and financial-services sectors.
Chris holds a masters in commerce from the University of New South Wales in Sydney, Australia, is a Certified Public Accountant in Hong Kong and a charter member of Financial Risk Manager of Global Association of Risk Professionals.
Chung Yee (Roy) Ling – Consultant, Trainer
Roy is currently the head of Asia investment banking and managing director at RL Capital Management. He also is a non-executive independent director at Vingroup JSC – Vietnam’s largest, integrated real- estate developer with $4 billion market capitalization – and a non-executive independent director and chairman of the nominating committee at HG Metals Manufacturing Ltd, one of South East Asia’ largest steel distributors with $200 million market capitalization.
Roy also was an independent director at Asia Water Technology, one of China’s largest waste-water treatment providers, which is listed in SGX with $100 million market capitalization. Prior to working for RL Capital, Roy was a senior investment banker with JPMorgan’s Asia real-estate investment banking team. JPMorgan was honored by FinanceAsia as the “Best Real Estate Investment Bank in Asia” for 2008-2010 and Roy was responsible for the originating and implementing investment-banking mandates for regional clients. Prior to working for JPMorgan, Roy held senior banking positions for Lehman Brothers, Goldman Sachs and Salomon Smith Barney, performing a wide range of corporate-finance, equity-research and real-estate financings.
Roy is a chartered financial analyst and was formerly on the CFA Society of Japan’s board of directors. He currently serves on the academic committee of the Asian Public Real Estate Association. In March 2008, Roy was honored as one of 20 “Rising Stars in Real Estate” by Institutional Investor and he serves on the judging panels of the International Property Awards, Cityscape Asia Awards and the South East Asia Property Awards.
Roy graduated from INSEAD with a global executive MBA and from the National University of Singapore with a bachelor’s degree in business administration (second upper honors).
John B. Greenman – Consultant, Trainer
John has more than twenty years of experience in commercial-real-estate investment and finance. Most recently, he was vice president of acquisitions for ‘20 Twenty Office Properties’ – a private investment firm based in Denver – and previously was vice president of investments at Corporex Colorado, a development company specializing in office and hotel properties.
From 2000 to 2006, John was chief investment officer of AmeriVest Properties, Inc., a public REIT (real estate investment trust) that invested in multi-tenant office assets in the western United States. At AmeriVest, he directed all acquisition, disposition and financing activities, purchasing 15 properties totaling 2.3-million square feet and playing a key role in four “follow-on” equity-share offerings for the company.
From 1994 to 2000, John was senior partner at The Sheridan Group of Denver, the private predecessor company to AmeriVest. He began his career as a corporate banker at Continental Bank of Chicago and served four years in the bank’s London branch.
John holds a B.A., magna cum laude, from Amherst College and a M.A. from the School of Advanced International Studies of The Johns Hopkins University. He is a member of the Urban Land Institute and a member and past ‘President of the City Club’ of Denver.
A native of Buffalo, New York, John is married with three children and currently resides in Centennial, Colorado.
Royce Rowles – Consultant, Trainer
Royce lives in Denver, Colorado and is responsible for overseeing all valuation assignments in the United States Rocky Mountain Region for Grubb and Ellis Landauer, the country’s third largest appraisal firm. Prior to joining Landauer, he was with Colliers International Valuation and Advisory Services.
Royce holds the prestigious MAI designation from the Appraisal Institute. To date, Royce has valued approximately $3 billion of commercial real estate throughout the United States and The Caribbean.
His assignments have included numerous fields of real-estate valuation, including single-asset and portfolio valuation, market analysis, feasibility studies, lease and cost analysis, highest- and best-use studies, rent analysis, eminent-domain proceedings, litigation support, insurance valuation, foreclosure and bankruptcy support, tax litigation and discounted cash-flow analysis. The wide range of property types he has appraised include multi-family, office, retail, industrial, raw-land, self-storage, mixed-use, and special-purpose.
Royce has valued properties for various clients, including Bank of America, US Bank, The United States of America, Verizon, CalPERS, Morgan and Stanley, JP Morgan Chase and BNSF Railway Company.
Ryan Davis – Consultant
Ryan comes to Dividend Realty Group with extensive experience in real-estate development, finance and underwriting. He has managed the development of approximately $200 million of commercial and residential real estate in the western and southwestern United States and has underwritten billions of dollars of real estate and commercial paper in nearly every sector of the industry.
Most recently, Ryan has been evaluating portfolios of FDIC commercial loans for prominent private- equity clients. He also has consulted for several REITs, private-equity groups and developers. His strong finance and analytical background helped him develop financial forecasting models that have become the basis for evaluating, restructuring and purchasing a significant amount of real estate holdings for these clients.
For nearly all of his previous employers and clients, Ryan has played the leading role in evaluating the financial aspects of proposed real-estate transactions. He has built financial models for evaluating billions of dollars of commercial and residential acquisitions, developments, conversions and loans. Many of the commercial transactions have been in the health-care, industrial, retail and multi-family residential sectors.
From 2004 to 2007, Ryan held a seat on ULI’s National Sustainable Development Council. He received a master degree in real estate development (MRED) from the University of Southern California, a bachelor’s degree in finance from Brigham Young University and is adjunct graduate professor of finance at the University of Utah’s David Eccles School of Business.
Jon Armour – Consultant
Jon graduated from Brigham Young University in Provo, Utah with a degree in economics. After graduating from BYU, he started his career working for Griffis/Blessing, Inc., a private real-estate investment and management firm headquartered in Colorado Springs, Colorado. During that time, he underwrote the acquisition and co-investment of more than $200 million of commercial real-estate property, including opportunities in multi-family, office, industrial, retail, development and redevelopment investment.
During Jon’s tenure with Griffis/Blessing, Inc., he helped manage a portfolio valued at more than $600 million by analyzing competitive properties, determining investment feasibility and maintaining investor/client relations. Jon worked closely with property managers of both multi-family and commercial real-estate properties in a concerted effort to maximize their assets’ performance and he continues to perform vital financial and physical due diligence for the company’s investment opportunities.
Currently, Jon provides financial pro-forma modeling services for private real-estate equity firms focusing on acquiring and managing commercial real estate. He provides owners, investors, managers, brokers and other commercial real-estate professionals the tools they need to acquire assets, make profitable investment decisions, manage their purchases and market and sell their buildings.
